Trades we carry ourselves

Most general contractors buy the whole building. We came up forming and pouring it, and we kept the crews. The structure, the masonry and the interior partitions are ours.

That is the part of a schedule that usually slips first. When it is ours, there is no subcontractor to chase and no change order to negotiate — the crew already works for the company that signed your contract.

How a job runs

From drawings to occupancy

The same four stages on every contract, whether we are the general contractor or managing the build for a fee.

Preconstruction

We price the drawings, flag what will not build as drawn, and give you a budget with the structure already costed from our own numbers rather than a placeholder allowance.

Buyout

Trades are tendered and awarded in the open. You see the bid comparisons. The scopes we self-perform are priced the same way, so you can check them against the market.

Structure

Excavation, shoring, forming, concrete and masonry go in with our crews and our equipment. This is the stretch of schedule we control outright.

04

Finishes and closeout

Interiors, mechanical and electrical are coordinated to the structure we just built. Deficiencies, commissioning and warranty handled through occupancy.
